Tenancy Application

One application form must be completed by each person aged 18 or over who will be residing at the property.

Upon submission of your  completed application form, an application fee of £150.00 per person (£200.00  per couple plus £25 per person thereafter) is payable by cash or cheque.Once  received, we will contact the landlord and inform them of your application and  subject to their consent, we will proceed with the application process.  The application fee covers the administrative costs including referencing and credit checks which we will carry out.  Please note the payment is non-refundable if you fail the referencing or you withdraw your application.  Should the landlord refuse your application for whatever reason, this fee will be returned to you by cheque.The information below is offered as a guide to what will be required to process your application and to give you an idea as to the order in which events take place:

 

  1. Your application will take a minimum of 7-10 days to process upon receipt of your completed application by us, along with your application fee.  You must  complete all sections of the application form fully.  We would advise you to allow sufficient time for the processing of your application as any complications or guarantor requirements could significantly delay the application.
  2. You are asked to provide a preferred move in date.  Please note we will make every effort to try to achieve your specified move in date, but this is not guaranteed and actual dates cannot be discussed until satisfactory references are received.
  3. You may require a guarantor if you cannot satisfy the reference company that you have enough rent to income ratio.  A guarantor will only be accepted at the landlord’s discretion and they must be UK based.  They will be asked to sign an agreement to guarantee the full amount of the rent for the property and they will also be fully credit checked.
  4. Once we are in receipt of your completed application form and fee, we will contact the landlord for confirmation that they are happy for us to proceed with obtaining references.   Upon receiving the landlord’s confirmation, we will proceed with your application and cease viewings on the property.  You will be notified as soon as we have confirmed your application with the  landlord to confirm that we have started our referencing procedures.  If you have not heard from us within three working days following the submission of your application, please contact us.
  5. Providing results are satisfactory we will contact you to arrange two specific appointments:
  • The first  appointment is where all applicants will be required to attend to sign the contract.  At this point we will also require cleared funds for the rent and bond.  Payments can be made by building society cheques, bankers drafts or cash.  Please  note: bank cheques are not acceptable as cleared funds.  All bonds are paid over to  the Custodial Scheme unless you are notified otherwise.  If you require any further information on the  Custodial Scheme please request a fact sheet from us.
  • The second appointment is where our representative will meet you at the property on the day the contract starts.  At this appointment, we will hand over the keys, confirm the inventory (which details the contents and condition of the property to which you will be asked to agree/add your comments accordingly).   Please be aware that it is your responsibility to register your own liability for gas, electricity, water and council tax, together with TV License and telephone lines etc as required.
